Time and time again we get the question from buyers or real estate professionals that ask if a builder/developer is willing to finish a basement with a legal suite in our infill listings and 99 out of 100 times the answer is NO (remember I said 99% not 100).  If you know someone that lives in a skinny home, duplex, 3 plex, 4plex that has a suite in the basement,  you're probably better off keeping it to yourself because it's not a legal suite.  As a matter of fact, the City has been enforcing this and making homeowners take the necessary steps to decommission the suite if they've become aware of it.  If you know a builder that has finished the basement suite for someone living in an infill, then again...keep that to yourself.  Now

We love coffee, plain and simple.  I think it's fair to say that we can pick out a good espresso from a bad one.  Is it bitter? Does it taste burnt? Not hot enough? Whatever the barista does, we can most likely pick up on it.  There are some amazing cafes throughout the City that we will highlight throughout the year.  Here are 2 on our favorite list!

We are going to try and provide the most relevant stats that apply to the infill market in Edmonton on a monthly basis.  The stats will be posted a few days after month end in case transactions took place over a  weekend to give time for the real estate board to post.  I missed out on a post in February so I have also provided February numbers as well.  

I feel like the stat categories are sufficient to give a really good snapshot of what is happening in the market but if there is anyone out there that has any suggestions on things to add, I'm open to adding categories forsure!  It might be important to define a couple of categories.  The "skinny homes" category below will include anything that has been listed or sold that sits on a 25 foot wide lot

Hello world...


Today is our first post on our blog and the chances of anyone reading this today is highly unlikely because we haven't made our website public yet.  If you happen to come across our new website we want you to know why we have put this together.  We are huge infill advocates, not because it represents a major part of our business but because we love the evolution that is taking place in our mature neighbourhoods.  We love seeing more and more people, families, children in the communities that were once 'ghost towns' years back and we love the design element that a lot of builders are expressing in their builds.  This website allows everyone and anyone to search every single infill in Edmonton and the blog will be a sideshow where we
